Chicago pest seasons swing wide. Humid summers support ants and mosquitoes. Cold winters push mice and rats toward warm basements, garages, and wall voids. Older brick homes add gaps that pests can use all year. A plan that works in July may need a different focus in January.

Neighborhoods first: where Chicago pest work starts

This page covers homes inside the City of Chicago only. Examples include the Loop (60601, 60602, 60603), Lincoln Park (60614), Lakeview (60613, 60657, 60660), Wicker Park and Bucktown (60622, 60647), Pilsen and Heart of Chicago (60608, 60616), Humboldt Park (60624, 60651), Hyde Park (60615, 60637), and South Chicago (60617). Each area has different building types, from high rise units downtown to brick two flats and single family homes farther out.

Census QuickFacts for Chicago lists a population estimate of 2,731,585 on July 1, 2025, and 2,746,388 in the April 1, 2020 Census, with 12,059.8 people per square mile in 2020 and a land area of 227.73 square miles. It also lists 1,160,205 households in 2020 to 2024 data, with an owner occupied rate of 46.0 percent. Homes in dense areas, from high rise units downtown to brick two flats and single family homes farther out, need entry point checks matched to the building type. Lake weather, snow, and seasonal pressure

Chicago 1991 to 2020 normals show an annual average temperature of 51.2 degrees, with January averaging 25.2 degrees and July averaging 75.4 degrees. Annual precipitation totals 37.86 inches, and annual snowfall totals 38.4 inches in the same normals. Those numbers explain the seasonal swing. Summer humidity supports pest activity outdoors. Winter cold and snow push rodents indoors. Source: Chicago climate normals.

Winter rodent pressure in Chicago

Winter rodent pressure is a Chicago specific pattern. University of Illinois Extension notes that, especially during cold Illinois winters, mice will take advantage of buildings for shelter. Mice can spread viruses, bacteria, and allergens. The Extension advice is to seal anything about 1/2 inch or larger, with attention to attics, basements, and crawlspaces, using metal, steel wool, hardware cloth, putty, or expandable foam around pipes. A provider should not assume one building type for all of Chicago. Source: University of Illinois Extension on mice in the house.

Ask the provider to name the entry points it found in your building type, not just in your unit.

Permits and local rules

Pest treatment alone may not need a city building permit, but repair work often does. For emergency repair or stabilization work that requires a permit but must be done to prevent imminent harm to people or property, the work may be performed before obtaining the required building permit. A permit application covering the scope of the emergency work must be submitted to the Department of Buildings on the next business day, and the emergency work may not be concealed without approval of a city building inspector. Any such work must still comply with the Chicago Construction Codes, under Section 14A-4-401 of the Municipal Code. Source: Chicago emergency repair or stabilization work.

For current fee and program changes, the Chicago Department of Buildings posts updates on its site. The 2026 changes page notes plan based permit fee updates and program changes that took effect in early 2026. Check that office before you approve structural repair linked to pest work. This page gives no legal advice. Source: Chicago Department of Buildings 2026 changes.

What shapes cost in Chicago

Cost depends on building type, pest type, basement access, number of entry points, and follow up. Basement and attic work in older homes takes more time than a single unit check. Winter rodent work may need more exclusion work, because gaps that stay open in summer become entry routes in winter. Ask for a total price that separates trapping, exclusion, and follow up, if those are priced apart.

Frequently asked questions

Why do Chicago rodents move indoors in winter?

Do Chicago homes need a building permit for pest repair work?

Pest treatment alone may not need a permit, but repair work often does. How dense is Chicago, and what does winter mean for rodents?

Census QuickFacts lists Chicago at 12,059.8 people per square mile in 2020, with 1,160,205 households in 2020 to 2024 data. How does Lake Michigan affect Chicago pest seasons?

Lake Michigan moderates temperatures near the lake, but inland areas can be colder in winter and warmer in summer. Humid summers support ants, roaches, and mosquitoes, while cold winters push rodents indoors. Tell the provider if your home is near the lake or farther inland, as seasons differ.
